Mahindra Lifespace Developers Q1 FY27 Results: Mahindra Lifespace Developers Limited reported an outstanding financial performance for the first quarter of FY27, posting a sharp surge in revenue and a turnaround in operating profitability. Strong project execution and higher real estate sales helped the company deliver robust earnings despite a slight sequential decline in net profit.
The company reported revenue of ₹962.13 crore in Q1 FY27, compared with just ₹31.97 crore in the corresponding quarter last year, representing an extraordinary 2,909.48% year-on-year (YoY) increase. Revenue also grew 43.68% quarter-on-quarter (QoQ), reflecting strong momentum in project deliveries and customer demand.
Operating performance improved significantly during the quarter. EBITDA stood at ₹94.48 crore, compared with a loss of ₹55.02 crore in Q1 FY26, marking a strong turnaround on both a YoY and QoQ basis. As a result, the EBITDA margin improved to 9.82%, compared with -172.10% a year ago and -6.55% in the previous quarter.
The company also reported a sharp recovery in profitability before tax. Profit Before Tax (PBT) came in at ₹102.45 crore, compared with a loss of ₹56.42 crore in the same quarter last year. On a sequential basis, PBT increased by an exceptional 13,380.26%, highlighting the strength of the operational turnaround.
Profit After Tax (PAT) rose to ₹85.53 crore, compared with ₹51.24 crore in Q1 FY26, registering a healthy 66.92% YoY increase. However, PAT declined 5.09% compared with the previous quarter, indicating some moderation after a strong preceding quarter.
The company’s Earnings Per Share (EPS) increased to ₹4.01, up from ₹2.93 in the year-ago quarter, while it eased slightly from ₹4.42 in Q4 FY27.
